08 — MELISSA’S PRO TIPS

Buying in Manchaca?Check these first.

Being outside city limits, wells and septic, and the school district line are the key things to check in Manchaca. Five things to confirm before you sign.

Melissa Jung, REALTOR®

PRO TIP
It’s unincorporated. There’s no city tax, but the county and an emergency services district (ESD) handle fire and roads. The area also splits between Travis and Hays counties — check by address.
PRO TIP
Check the well and septic. Many homes use a well and septic. Get a septic inspection, the county permit record and a well-water test during your option period.
PRO TIP
Check the district line. One ZIP holds both Austin ISD and Hays CISD. In 2026, Menchaca Elementary was rated D and Baranoff Elementary A.
PRO TIP
Check flooding near the creeks. Land along Onion, Bear and Slaughter creeks includes flood-risk zones. Look up every address on the FEMA flood map.
PRO TIP
Fewer rules still means some rules. Many areas have no HOA, but deed restrictions and easements still apply. If you plan to add on, keep animals or run a business, check first.
