06 — WHAT’S COMING

Protecting wateris the biggest plan.

Wimberley’s recent decisions are less about big commercial projects and more about water supply and local rules.

NEW WELL SITESApplied May 2026Up to $10M water supply grantThe city applied to the Texas Water Development Board for a grant to buy alternative well sites and plan for long-term supply.
COMPREHENSIVE PLANAdopted Sept. 2026A 2025–2045 long-range planA 20-year plan funded by a $300,000 General Land Office grant. It will guide future development and land-use decisions.
SHORT-TERM RENTALSReopened Sept. 2026New short-term rental rulesThe moratorium ended and applications reopened Sept. 3. Rentals need a conditional use permit with public hearings, and some residential zones no longer allow non-owner-occupied rentals.

Timelines are as announced and may change.

08 — MELISSA’S PRO TIPS

Buying in Wimberley?Check these first.

Water, septic, flooding and short-term rental rules are the key things to check in Wimberley. Five things to confirm before you sign.

Melissa Jung, REALTOR®

PRO TIP
Know your water source. Depending on the address, water comes from a private well, Aqua Texas or Wimberley Water Supply. With the Trinity Aquifer low, the groundwater district required permit holders to cut use 40% in 2025.
PRO TIP
Inspect the septic system. Central sewer reaches only part of town, so most homes use septic. Add a separate septic inspection.
PRO TIP
Check flood history near water. In May 2015 the Blanco River crested at about 41.5 feet and caused major damage. Check flood maps and flood insurance cost before you sign.
PRO TIP
No city property tax. The City of Wimberley’s property tax rate is $0. Wimberley ISD ($1.0076 for 2026–27) and county taxes still apply, so compare total rates.
PRO TIP
Planning a short-term rental? Under rules adopted in August 2026, short-term rentals need a conditional use permit and public hearings. What’s allowed depends on the zone — check first.
