08 — MELISSA’S PRO TIPS

Buying in Driftwood?Check these first.

Wells, septic and school district lines are the key things to check in Driftwood. Five things to confirm before you sign.

Melissa Jung, REALTOR®

PRO TIP
Check the well. Most homes draw from the Trinity Aquifer. In 2025 the Hays Trinity groundwater district was in emergency drought stage, with a 40% cut for permit holders. Test water quantity and quality.
PRO TIP
Inspect the septic system. Most of the area has no city sewer, so homes use septic. Check county permit records along with the inspection.
PRO TIP
Three school districts. Dripping Springs ISD, Hays CISD and, for a few addresses, Wimberley ISD. Dripping Springs ISD zoning may change when the new high school opens in 2028.
PRO TIP
It’s outside city limits. There’s no city tax, but county and school taxes apply. Some areas sit in the Dripping Springs ETJ, where development rules and water providers can differ.
PRO TIP
Check flood maps near creeks. Onion Creek rises quickly in heavy rain. FEMA released new preliminary flood maps in 2025 — check by address.
