Droughts bring tighter watering rules. In March 2024, with lake storage below the trigger, the city moved to Stage 2 restrictions (irrigation once a week). Check the current stage.

Look at the water system’s record. Plant outages and line breaks have led to several boil-water notices. The city is working to expand its water and wastewater plants.

Tessera has PID assessments. Tessera is a Public Improvement District created in 2012, so assessments are billed on top of property taxes. Check the lot’s amount in the city’s annual service plan.

Septic or sewer? Ask first. Some older lots use septic systems. Check inspection records and whether you can add on before you sign.

Check the school ratings yourself. In the 2026 TEA ratings, Lago Vista Middle earned a B and the other three campuses a C. Visit the schools and look at txschools.gov.
