Most of Jonestown is in Leander ISD; part of the west side is in Lago Vista ISD. Within Leander ISD, campus assignments also vary by address. Confirm the district on the Travis Central Appraisal District (TCAD) site first, then look up the zoned schools. Ratings: Texas Education Agency 2026 A–F accountability ratings (released Aug 2026). “New” marks campuses that opened after the ratings year.

Buying in Jonestown?Check these first.

School district lines, septic systems and lake levels are the key things to check in Jonestown. Five things to confirm before you sign.

Start with the school district. Jonestown is split between Leander ISD and Lago Vista ISD, and neighbors can differ. Check each address on TCAD.
PRO TIP
It may be septic, not sewer. City wastewater service covers The Hollows only. Many other homes use septic systems, so ask for inspection and permit records.
PRO TIP
Water comes from a co-op, not the city. The Jonestown Water Supply Corporation treats Lake Travis water for the area. Check its rates and watering rules separately.
PRO TIP
Lake levels swing widely. After the July 2025 floods, Lake Travis went from 43% to 90% full in a month, but in droughts the shoreline moves far out. On waterfront lots, ask at what levels the dock still works.
PRO TIP
Look at the full tax picture. Jonestown’s city rate is $0.3981 (2025–26). Leander ISD has a tax rate increase on the Nov. 3 ballot.
