07 — MELISSA’S PRO TIPS

Buying in Rollingwood?Check these first.

City limits, drainage and school zoning are the key things to check in Rollingwood. Five things to confirm before you sign.

Melissa Jung, REALTOR®

PRO TIP
Are you really in Rollingwood? ZIP 78746 is shared by Rollingwood, West Lake Hills and Austin. Taxes and building permits differ by city, so confirm on TCAD.
PRO TIP
Look at the full tax picture. Rollingwood’s city rate is $0.1963 (2026–27) and Eanes ISD’s is $0.8254. The city rate went down, but rising values can still raise your bill.
PRO TIP
Water is bought from Austin. The city buys water from Austin Water and resells it. When Austin raises rates, Rollingwood’s rates can follow.
PRO TIP
Check drainage and flooding. The city’s drainage study found spots that take on water in heavy rain, including the Bee Caves Rd low-water crossing. Check the flood map and seller’s disclosure for the address.
PRO TIP
Elementary zoning is split. Homes go to Eanes or Forest Trail Elementary, and the middle school follows. Eanes ISD is also weighing a large 2027 bond.
