09 — MELISSA’S PRO TIPS

Buying in Bastrop?Check these first.

Wildfire, utility providers and special tax districts are the key things to check in Bastrop. Five things to confirm before you sign.

Melissa Jung, REALTOR®

PRO TIP
Know the wildfire history. The 2011 Bastrop County Complex Fire destroyed roughly 1,600+ homes. In wooded neighborhoods, check insurance costs and evacuation routes first.
PRO TIP
Inside city limits or not? Inside the city, water comes from the City of Bastrop and power from Bastrop Power & Light; outside, Aqua WSC and Bluebonnet Electric are common. Rates and rules differ.
PRO TIP
Check for MUD taxes. Parts of The Colony carry a MUD tax, while the original section does not. Confirm by address with the county appraisal district.
PRO TIP
Taxes and the November vote. The proposed 2026–27 city rate is $0.5118 and the county rate is $0.4554. Bastrop ISD set $1.0809, with a 1.3-cent increase on the November 3 ballot.
PRO TIP
Check flooding near the river and creeks. Areas along the Colorado River and local creeks include flood-risk zones. Look up every address on the FEMA flood map.
